New Build Snagging Housebuilders

The UK Housebuilders Guide for New-Build Buyers

Who builds your home shapes how you inspect it. A practical guide to the UK’s major housebuilders — and how to snag each one’s homes.

Why the Builder Matters

Every UK housebuilder works to the same building regulations and most follow the same NHBC standards, but each has its own build system, specifications, and customer care process. Knowing which builder you are buying from helps you anticipate the defects that tend to turn up in their homes, understand their snagging process, and know where to escalate if a fix is disputed.

This guide introduces the UK’s major housebuilders and explains how to approach snagging each one. It is the hub for our builder-specific pages — starting with the Taylor Wimpey snagging checklist. Pair it with the universal new build snagging checklist that applies to every developer.

The Major UK Housebuilders

The UK new-build market is dominated by a handful of large developers. Below is a short profile of each and what buyers most often report.

How to Snag Any Builder’s Home

Whatever developer built your home, the snagging process is the same: inspect methodically using a structured checklist, photograph and log every defect with its room and location, and submit a dated, itemised report to the builder’s customer care team in writing. The standards you measure against are set by the warranty provider, not the builder.

Start with the universal new build snagging checklist, then use the builder-specific guides for anything particular to your developer. For the standards that back you up, see the NHBC standards guide.

Builder Customer Care and Escalation

Each builder runs its own customer care or after-sales team, usually contacted through a portal or a dedicated email. The quality of the response varies, but the escalation route is the same for all: follow up in writing, raise a formal complaint, and if it is not resolved, refer the matter to the warranty provider or the relevant consumer code.

For the full process and a template you can adapt, see how to report snags to your builder. For what your warranty covers and when to involve the provider, see new build warranty defects.

Builder-Specific Guides

We are building a dedicated snagging guide for each major UK housebuilder. The first is live now:
